521 N Maria #B – This is a nice, homey, townhome on a tree lined street. The upstairs has been updated with wood floors and a new kitchen and master bath. It sits towards the alley, so the view down isn’t great, but it also means that the view out is more expansive and much better than being up against another house. It’s light and bright and has a small yard as well as a deck off the living room. This is a reverse floorplan with 2 bedrooms down and the master suite upstairs. Located near the schools, this is a good option for many.
219 N Lucia Ave #A – I love places with a big loft, becuase it offers a nice space for the home office where you can work and not be closed up in bedroom. This townhome has Great Big loft with exterior patio that looks down over a large living room and another big patio. The house is pretty typical for the year built, but for the price, size and location, it’s a good deal. Located just a few houses up from the field at RUHS, there is probably a little bit of noise, but it’s not in the line of site and should be great for getting to the games without the hassel of parking!

This home in the lower riviera was built for entertaining. When you see the layout of the kitchen to the family area and the backyard, complete with full bar, BBQ, pool and flat screen TV, you will see what I mean. This is a lovely home with nearly 4,000 square feet in a beautiful area of the Hollywood Riviera.
Wow, talk about great potential….check out this home in the Hollywood Riviera with 4 bedrooms, 3 1/2 bathrooms and grand, sweeping views of the pacific ocean and coastline. Another great little beach bungelow from 1914 hit the market this week, only this one has been substantially upgraded and it even has air conditioning. This is such a cute house and located close to the Redondo Beach Pier for $549,000 list, it’s a great starter.

When the market tanked a few years back, the builders had to compensate by cutting their construction costs and it was easily seen in the poor quality of finishes seen in alot of new construction. This is NOT the case in this new build by Ioda construction. Check out the sweeping staircase, high ceilings, large windows, huge loft, extra bathrooms, custom cabinetry, large spa tub, outdoor fireplace and SLAB stone in the bathrooms and kitchen. That’s not just the counter tops, its the backsplash that extends to the bottom of the upper cabinets and it’s slab stone in the shower (not tile). This is Manhattan Beach style in South Redondo and tree top views to boot. The bedrooms are a little small, and I’m terribly fond of the kitchen layout in unit B, but that was it. These are great properties and priced well!

If you read my blog each week then you know that I have a soft spot for old houses. This week we’ve got one that was built around 1915 and it’s really cute with lots of potential and a very large lot. So often these beach bungelows are small and don’t have much in the way of land around them either, but this one feels much bigger than the agent notes and it has a huge side patio and a large area that they say parks 6 cars off of the street or room for recreational vehicles. There is an ocean view from the upstairs bedroom and wood floors throughout. Along with it’s age comes sloping of the floors, be sure to check that out professionally, but for $719,000 holy cow that seems like a steal to me!

If you are looking for something at the beach and you like the Sea Scape layouts (more complex type rather than high rise) then I think this one is an excellent choice. The location is better than many, as it isn’t sitting right where the noise of the pier hits you, it sits back behind the townhomes, but still has an ocean view. I like the layout of this unit, as it’s not as long and narrow and I like that they have laundry in the units. The unit needs some updating, but its priced well and should sell without too much trouble.

This is a great little starter home in North Redondo Beach, located very close to Coast Christian Private School, for those of you who might be looking for such a location. The kitchen and living space are on the top floor and they are big, open rooms with roof top and tree top views. The bedrooms are all on the middle level, with a large master suite and large balcony off of the master bedroom. The downstairs makes for a great bonus room, office, gym or what ever you want to imagine and opens up with sliding glass doors to the driveway/patio side. Although the location is a little difficult, it is at the west most end of Mathews, away from most of the high density housing and it offers views at this end of the street, due to the change in land topography. Tuscan Villa townhome with a PCH address, but not on PCH. This is a rear unit townhome and therefore not exposed to the direct noise off of the street. These are well built townhomes with 3 bedrooms on one level plus a nice extra suite on the lowest level with it’s own private bath. The floorplan is reversed, with the kitchen and living space on the top level and there was a west facing window where I was able to see palm trees, but couldn’t tell if there was any ocean view the day I was there. This is a very nice townhome west of PCH for the price.

This last one for today is just a very cool, but very OLD, Craftsman built in 1914. Imagine the stories this old beach house on the Avenues could tell us if it could…I would love to hear them! This is a great project for the lover of old things, perhaps someone from Seattle or Portland will fall in love with this old place and restore it to it’s original charm and make it shine once again. Think of the tax savings if you get to qualify for the Mills Act.
